Can a mortgage offer be extended?

Buying a home doesn’t always go to plan. Delays in the property chain, structural issues or legal processes can slow things down. If your mortgage offer is close to expiring, you might be wondering whether it can be extended.

In this guide, we’ll explain how mortgage offer extensions work, when you might need one and what you can do to help keep your purchase on track.

Can you extend a mortgage offer?

Yes. Many lenders, including Suffolk Building Society, will consider extending a mortgage offer. However, whether an extension is available depends entirely on the lender’s policy and your circumstances.

In some cases, the lender may simply extend the offer. In others, they may review the case before making a decision.

Typically, areas they may look at include:

Checking that your income has not changed

Carrying out a new credit search

Requesting updated payslips or bank statements

Confirming the property details remain unchanged

If a lender refuses an extension, you may need to submit a new mortgage application. The downside to this is that interest rates may have increased, lending criteria might have become stricter, or your circumstances may have changed.

Some lenders may require you to wait until a certain period of time before being able to request an extension. However, it’s best to request an extension as early as possible if delays are expected so that the lender can explain the process and what will be required if this is needed.

How long does a mortgage offer last?

Most UK mortgage offers are valid for between three and six months. The exact period depends on the lender.

The expiry date will be shown in the mortgage offer documentation. Keep track of this date, especially if you’re buying a property where completion may take longer.

At Suffolk Building Society, our offers are normally valid for six months from issue.

When might you need a mortgage offer extension?

There are several situations where an extension may be needed.

Delays in the property chain – property chains are notorious for creating frustrating delays. If another buyer or seller experiences problems, completion may be pushed back beyond your mortgage offer expiry date.

Legal delays – conveyancing issues can slow down a transaction. Examples include missing paperwork, boundary disputes and leasehold enquiries.

Survey or valuation issues – additional inspections or specialist reports can add weeks to the process. This can sometimes push completion beyond the original offer period.

New-build properties – new-build purchases are one of the most common reasons for mortgage offer extensions. Construction delays can mean the property is not ready before the offer expires. Some lenders have specific policies for new-build homes and may offer longer validity periods or extension options. It doesn’t matter if it’s you or someone else in the chain purchasing the new build – a delay can affect everyone.

Listed or period homes – older country homes or structurally complex buildings often involve specialist structural surveys. These can unearth issues that lead to lengthy negotiations or contractor quotes.

Leasehold properties – these can delay conveyancing due to the need for management packs, service charge accounts, and ongoing communication with landlords or freeholders.

Probate sales – these require obtaining a grant of probate following a bereavement, which can frequently cause delays in the conveyancing process.

How many times can you extend a mortgage offer?

There’s no set limit on how many times a mortgage offer can be extended. This is down to your lender’s policy and your individual circumstances.

Some lenders may agree to one extension, while others may allow multiple extensions if there is a valid reason for the delay.

How long can a mortgage offer be extended by?

The length of a mortgage offer extension also varies between lenders and depends on why the extension is needed.

In many cases, lenders may offer an extension of one to three months, although longer extensions can sometimes be available.

With us, you can request a maximum of a further three months after your initial six-month mortgage offer period expires.
