Buildings insurance

This covers damage to the structure of your property and the cost of any repair.

  • £1million as standard
  • Up to £1,000 to replace locks
  • Up to £10,000 to cover the cost of sourcing a water or oil leak
  • Includes your walls, roof, windows and anything else that forms part of the structure of the property.

Exclusions and limitations will apply.

Contents insurance

This covers the cost of replacing items such as damaged furniture, fixtures and fittings.

  • Up to £15,000 as standard (with the option to increase to £35,000)
  • Up to £3,000 (standard) or £7,000 (enhanced) cover (per claim) for loss of rent and the cost of alternative accommodation for your tenants
  • Payment to repair or replace the contents of your home if they’re lost, stolen or damaged by something covered by your policy, for example, a flood or fire.

Additions

Optional extras.

  • Get immediate help with a range of incidents so that your tenant can stay in the property
  • Covers a range of emergency incidents such as boiler breakdown, failure of electrical power or blocked toilets
  • Includes cover up to £1,000 (inc VAT) per claim with no annual maximum limit on claims.

Examples of what’s not covered:

  • Blocked toilets or drains where the cause is a result of misuse or the internal workings of the flush
  • Boilers that are over 15 years old
  • Damage to flat roofs over 10 years old.
  • Provides £100,000 of legal cover and is designed to help landlords through difficult and often stressful legal situations such as tenant disputes and eviction
  • You can add Rent Guarantee cover which will provide up to £2,500 per month for unpaid rent for up to 12 months
  • You can also get access to a free mediation service for Landlords and Tenants to resolve disputes amicably.

Examples of what’s not covered:

  • Incidents that started before the policy
  • Does not provide cover where the likelihood of winning is less than 51%
  • Claims where you fail to provide evidence that you successfully completed a tenant reference on the tenant (and guarantor if required) prior to the start of the tenancy agreement.
  • Protects against sudden, unintentional and unforeseen incidents
  • Also protects against deliberate damage or theft caused to the property by a tenant or their visitors, which is excluded when this option is not selected.

Examples of what’s not covered:

  • Loss or damage caused by building alterations, renovation or repairs
  • Loss or damage caused by wet or dry rot, faulty workmanship or design.
  • Available as an optional extra when purchasing accidental damage and malicious damage caused by a tenant
  • Covers damages and costs if your property gets used for the manufacture or harvest of drugs.
